Protect Your Family From Lead in Your Home
- Owners of buildings older than 1978 are required by law to provide new residents with a lead information pamphlet, and they must obtain the resident’s signature on a federally-mandated form, acknowledging receipt of the pamphlet. Failure to Properly Display a Fair Housing Poster Could Be a Costly Mistake
- According to the Department of Housing and Urban Development (HUD) any rental property owner or manager who fails to display a HUD-approved Fair Housing Poster in the rental office or where a rental agreement is executed could be deemed in violation of the Fair Housing Act. The lack of proper signage may contribute to a discrimination complaint being filed against the owner or manager. This simple oversight could result in thousands of dollars in legal fees.
CAA believes it is a good idea to display the poster. This poster is the first thing a tester will look for when they come on to the property. And the poster generally shows that the landlord knows the law. CAA has HUD-approved Fair Housing Posters available for purchase. These posters meet the specifications dictated by HUD.
Hazardous Waste Disposal Requirements for Rental Properties
- CAA has created durable signs that can be purchased and displayed in the garbage areas that clearly state the regulations.
As of February 2006, it is unlawful for any person to place “universal wastes” in the trash. Rental property owners and managers can take steps to prevent residents from placing certain unlawful hazardous waste materials in the regular trash.
Residents may no longer place the following “universal waste” items in the trash: All common batteries (including hearing aid batteries); Fluorescent, high intensity discharge (HID), metal halide, sodium and neon light bulbs; Electronic Devices such as televisions, computer monitors, computers, printers, VCR's, cell phones, telephones, radios and microwave ovens; Mercury gauges such as blood pressure, vacuum and barometers; Mercury Added Novelties: Greeting cards that play music, athletic shoes with flashing sole lights and mercury maze games.
Are you in Compliance with Proposition 65 Requirements?
California’s Proposition 65 (Safe Drinking Water and Toxic Enforcement Act of 1986) requires businesses, including owners and managers of rental housing, who have 10 or more employees to provide warnings prior to exposing individuals to chemicals known to the State to cause cancer, and/or birth defects or other reproductive harm.
CAA has developed signage and compliance guidelines as a result of a settlement of Proposition 65 lawsuits against CAA members. The guidelines provide information on posting warning signs and distributing an informational brochure to existing and new tenants.
