    The California Certified Residential Manager (CCRM) program, CAA's flagship educational series, provides training in all aspects of rental property management. When you complete the CCRM certification program you will have the skills necessary to manage rental property efficiently, effectively, and in compliance with California law.

    California Certified Residential Manager (CCRM)


    The California Apartment Association is pleased to offer the California Certified Residential Manager (CCRM) professional certification program, for those interested in advancing in a career in property management.

    CCRM provides excellent overall training in fair housing, maintenance, legal compliance, risk management and the life cycle of tenancy. Just as important, CCRM prepares candidates for the next level of professional training. Upon completion of the CCRM professional certification program you will have the skills necessary to efficiently and effectively manage rental property and be an asset to any employer.

    CCRM Professional Certification Courses can be taken individually or as a series. The Property Management series of courses provides professional training specific to the laws and regulations of California.  Click here for more information on the course requirements.

    Lead Training


    The Environmental Protection Agency (EPA) has revised its Lead-Based Paint Renovation and Repair Regulations and now requires property owners and management companies to implement lead-safe work practices and certification training for paid contractors and maintenance professionals working in pre-1978 housing.

    The California Apartment Association, in conjunction with Benchmark Environmental, is now offering the mandatory EPA-accredited training course that will certify workers as required under the new law for anyone who disturbs lead-coated surfaces during repair or renovation of pre-1978 housing. Specifically, any company that employs workers who perform tasks covered by this rule must be accredited, and then must be registered as a Certified Renovation Firm with the EPA.

    Given EPA’s increased enforcement activities, which include the revocation of a certification for failing to adhere to lead-safe supervision, it is recommended that property management companies and owners who employee maintenance personnel insure that a significant proportion of their maintenance staff be “Certified Renovators.”

    Also remember that under the new rules, before any work described above is to begin, owners and managers are required to notify residents using the Renovate Right Brochure which can be found on the CAA Website. This pamphlet provides basic facts about lead and information about lead safety when work is being done in your building/unit.
