ImageThe California Apartment Association (CAA) is the largest statewide rental housing trade association in the country.

CAA represents rental housing owners and managers who operate all types and sizes of residential rental property, from single family rental homes to large apartment complexes. Together, the Association members are responsible for more than 795,000 units throughout the State of California.

The California Apartment Association Network is dedicated to providing services and products that will help our members operate their rental property successfully and profitably. Your local association is at the forefront of the rental housing industry and works in concert with the state association to provide you with your membership benefits.

CAA's Mission is to represent the ethical members of the rental housing industry in all aspects of government affairs within the State of California and Nationally, and to provide information, products and services which contribute to the success of their businesses. CAA is the industry leader in affecting policy and legislation that regulate rental housing. CAA encourages and supports the fair, ethical and professional operation of rental housing.

CAA Members agree to abide by the California Apartment Association Code of Ethics.

CAA Code of Ethics

We, the members of the California Apartment Association, recognize our ethical duties to the communities of which we are a part.  Being ever mindful of the increasing role of the rental housing industry in providing homes, we have united ourselves for the purpose of improving the services and conditions of the rental housing industry.  Therefore we adopt this Code of Ethics as our guide in dealing with all people and encourage all members of the rental housing industry to abide by these ethical principles.

  1. We comply with all applicable law and regulations.
  2. We comply with the CAA Code of Equal Housing Opportunity.
  3. We comply with the CAA Resident Bill of Rights.
  4. We recognize the value of written contracts and endorse their use.
  5. We commit to honesty, integrity and fair dealing in our capacity as rental housing professionals.
  6. As rental housing professionals, we act to better the communities of which we are a part.
  7. We maintain an equitable and cooperative relationship among the members of this association.
  8. We promote the conservation of natural resources and preservation of the environment.
  9. We believe in and encourage ongoing education for all participants in the rental housing industry.

We, the members of the California Apartment Association, support the spirit and intent of all local, state, and federal fair housing laws for all residents without regard to color, race, religion, sex, marital status, mental or physical disability, age, familial status, sexual orientation, or national origin.

We believe that equal opportunity can best be accomplished through effective leadership, education, and the mutual cooperation of owners, managers, and the public.

Therefore, as members of the California Apartment Association, we agree to abide by the following provisions of this Code for Equal Housing Opportunity:

  • We agree that in the rental, lease, sale, purchase, or exchange of real property, owners and their employees have the responsibility to offer housing accommodations to all persons on an equal basis. 
  • We agree to set and implement fair and reasonable rental housing rules and guidelines, and will provide equal and consistent services throughout our residents’ tenancy.
  • We agree that we have no right or responsibility to volunteer information regarding the racial, creed, or ethnic composition of any neighborhood, and we do not engage in any behavior or action that would result in “steering.”
  • We agree not to print, display, or circulate any statement or advertisement that indicates any preference, limitations, or discrimination in the rental or sale of housing.

Please contact your Local Association directly if you are interested in becoming a part of the CAA Network or if you would like more information. Your local association would be the association that best covers the territory in which your property is located. If your properties fall in more than one territory it is to your advantage to join each local association. By being a member of the local association you will also receive benefits of staying up-to-date with local laws and regulations immediately.

Products and services detailed on this website are available through your Local Association or through CAA. CAA programs and activities are guided by an active Board of Directors made up of industry representatives from around the state. Each Local Association has its own Board of Directors.
